We can inspect your property for lead-based paint & potential lead hazards and have test results immediately. The physical report will include all the test readings we take at your property and usually is provided to you within 24 hours of our on-site inspection. Lead dust is generated from deteriorating lead-based paint and is a known health hazard, especially to young children. Elevated blood lead levels have been linked to numerous health issues, including learning disabilities, anemia and neurological disorders. In severe cases, it can cause death. According to HUD data:
About half the homes built before 1978 have lead-based paint.
25% of the homes built between 1960 and 1978 have lead-based paint.
Of those homes constructed between 1960 and 1978 that have lead-based paint, it will likely be on the exterior of the structure on components such as fascia, soffits, door trim or wood windows.
The Environmental Protection Agency (EPA) began regulating asbestos containing materials in 1989. Even with this regulation, asbestos continued to be used in many types of building components.
The State of Colorado (CDPHE-Colorado Department of Public Health) requires testing for possible asbestos containing materials (ACM) on all homes before any remodeling, restoration or demolition project if the renovation disturbs more than certain amounts. These amounts are referred to as "trigger" levels and are as follows: 50 linear feet on pipes, 32 square feet on other surfaces, or the volume equivalent of a 55-gallon drum.
The only exception to this is a home constructed after October 12, 1988 shall be exempt if an architect or project engineer responsible for the construction of the building or a state certified inspector, signs a statement that no ACM was specified as a building material in any construction document for the building and no ACM was used as a building material in the building.
Asbestos Building Inspectors are certified by the CDPHE and EPA & inspections are performed in accordance with all federal, state and local regulations. In general terms, an asbestos inspection can be a full inspection involving numerous suspect materials from both the interior and the exterior of the property. Or the inspection can be limited to a certain portion of the property scheduled for renovation which would require much fewer samples to be taken and sent to a lab for analysis.
Both types of inspection would begin with a visual inspection of the property to determine what materials are potential asbestos containing materials (ACM). Once it is determined what materials are potentially ACM, samples of those material are taken and submitted to a third party NVLAP certified lab for PLM (Polarized Light Microscopy) analysis. The following is a list of some of the materials that might need to be sampled:
* Drywall & joint compound
* Plaster
* Applied surface treatments either sprayed on or troweled
* Vinyl floor tiles, sheeting and adhesives
* Roofing tars, felt, siding & shingles
* Transite panels, siding, countertops and pipes
* "Popcorn" ceiling textures
* Fireproofing
* Caulk
* Pipe insulation
* Interior fire doors
What health problems can Asbestos cause?
Exposure to asbestos can create problems that may not show up for many years after the initial exposure. Diseases associated with asbestos exposure are generally divided into three groups.
1. Asbestosis is a scarring of the lungs, causing difficulty in breathing and has a latency period of 10-20 years.
2. Lung cancer is a malignant tumor of the bronchi covering. Lung cancer typically won't be manifested until 20 years after exposure.
3. Mesothelioma is a cancer of the lining of the chest (mesothelium). Mesothelioma has a latency period of 20-40 years.
